As a Realtor in Bluffton, I hear the stories time and again about how our little town stole the hearts of my clients. There are so many interesting tales and wonderful sites to see in Bluffton, SC, and today we are taking a look at a beautiful historic home that has deep roots in our community.
The Cole-Heyward House in Historic Bluffton
Built as a summer home for a local plantation owner, the Cole-Heyward House was built in 1841 and is one of only eight antebellum homes remaining today in Bluffton. Located near the May River, in the heart of Bluffton’s historic district, this Carolina Farmhouse style dates from the Colonial period up to the Civil War.
Designed by John J. Cole, the home first served as a retreat for him and his family to escape the SC heat, insects, and disease of the plantation, and was used for parties and socializing with other local planter families during the summer in the Low Country.
The Heyward House site, which includes the original slave cabin and summer kitchen, is actually named for the Heyward family who owned the home from the early 1880s until 1998. George Cuthbert Heyward, grandson of Thomas Heyward Jr., a signer of the Declaration of Independence, was the first Heyward to reside in the home.
Today, the house is well preserved and has not changed much structurally over the over the past 170 years. It currently serves as the Official Welcome Center for the Town of Bluffton, and features a museum depicting its history. It is also an official project of the “Save America’s Treasures Program”, a public-private partnership between the White House Millennium Council and the National Trust for Historic Preservation.
The Heyward House Museum and Welcome Center is now operated by the Bluffton Historical Preservation Society and can be toured and visited daily. Stop by to get acquainted with our town via maps, brochures, menus, and information to help you enjoy your visit to Bluffton. The friendly staff is available to answer any questions you may have and give you directions to your next place of interest in our town. Hours are Monday – Friday 10am-5pm and Saturday 10am-4pm. There are many real estate terms a first-time buyer may not be familiar with – and that’s ok. As a Bluffton Realtor, it is my job to make sure you understand the terminology, so you feel comfortable when you begin to look at homes for sale in Bluffton.
An important thing to know about when considering Bluffton homes for sale is closing costs. First, a real estate closing is when the title of a property is transferred from the seller to the buyer. The costs and fees associated with buying your home that are paid at the closing of the real estate transaction are called closing costs.
Closing costs are typically broken down into 2 categories: recurring and non-recurring. Recurring costs include things such as pre-paid property taxes, insurance, and interest. Some of these expenses are paid each year via escrow. The non-recurring closing costs include things such as escrow and loan fees.
How Much Are the Closing Costs?
The total closing costs in SC are less than 3% of the amount of money borrowed for your home loan. For example, if you were looking at homes for sale in Bluffton for $300,000 the amount of the total closing costs would be around $9k or less.
Tips to Reduce Your Closing Costs
- Part of the closing costs are pre-paid interest on the loan. Closing near the end of the month will mean that less interest is due on your loan for that month, reducing your closing costs.
- Lenders vary in the amount of closing costs they charge to clients. Compare lender fees and interest rates to save thousands of dollars in closing costs. Also, feel free to negotiate closing costs with your lender to reduce your fees.
- Sometimes you can trade a higher interest rate in exchange for a reduction in closing costs and sometimes even eliminate them completely!
- Another option is to ask the seller to pay for closing costs when purchasing homes for sale in Bluffton. Most lenders allow the seller to pay up to 3% of the purchase price towards the buyer’s closing costs.
As an experienced Bluffton Realtor, The Dufrene Group can help you understand the home buying process and assist you with finding the home of your dreams. We’d love to show you your options! Contact us today to get started or search available homes for sale in Bluffton here!

If you’re wondering if there is a better time of the year to sell your home, the answer is yes! As an
experienced Bluffton Realtor, I can tell you that the time of year you decide to sell your home definitely
matters and plays an important role in the Hilton Head and Bluffton housing market.
Best Season to Buy or Sell Your Bluffton Home.
There is definitely more home buying/selling activity in the spring and summer months than there is
during the fall and winter seasons. There are several factors that come into play that make the spring
and summer a better market for homes for sale in Bluffton. Circumstances like school being out gives
families a much more open schedule and a chance to relocate without affecting their child’s school year.
In the fall, school resumes, then we have the holidays, which both make families want to be settled in
their homes instead of buying or selling them.
Typically, a Realtor in Bluffton will see an increase in the number of home sales as the Low Country
housing market approaches the spring “home-selling” season. In fact, home sales begin to increase in
February and March, after the holidays, and continues to increase through August. Sales start to see a
decrease in the new school year approaches, making the best market for homes for sale in Bluffton in
May, June, July, and August.
These peak selling months are important for both buyers and sellers. For home buyers, there is a
greater inventory of homes for sale in Bluffton to choose from, so they will have a better chance of
finding the right property. For sellers, it means the home will sell faster and with less marketing efforts.
